The bungalow's original heart pine has settled into the house — expansion, contraction, decades of foot traffic have shaped it. A new-construction engineered floor is fresh and consistent, but will start earning its own character within a year. Both deserve the same technique-first approach.

How do I know if my floor needs a full refinish or just a buff & coat?
Rule of thumb: if the finish is worn but you can't feel scratches or gouges underfoot, buff & coat will save you money. If the wood itself shows damage, water stains, or a finish that's checked/peeling, a full refinish is the right call. We'll tell you honestly which is right for your floor.
Do you work with engineered wood?
Yes — installation, screen-and-recoat, and (depending on wear-layer thickness) full refinishing. Engineered planks have a limit on how many times they can be sanded, but modern products with thick wear layers handle 1–2 full refinishes over their life.
